Hedge End is ten minutes from our Southampton base, just off junction 7 of the M27, which makes it one of the areas we work in most. The town grew from a village of around a thousand people in the 1950s to a town of more than twenty thousand today, and most of that growth came after the motorway arrived, so a great deal of the housing here is 1980s to 2000s family homes that are now ready for the next stage.

That usually means one of two things: opening up the ground floor into a proper kitchen-diner with an extension and bifold doors, or a full renovation that brings a twenty-five-year-old house up to a modern specification with new kitchen, bathrooms, heating and finishes throughout. We do both, with the same in-house team handling design, planning, every trade and building control.

Extending and renovating homes in Hedge End

Much of Hedge End's housing dates from the post-M27 expansion, particularly the large Grange Park development to the north and east of the centre and the later Dowd's Farm area. These are typically three and four-bedroom detached and link-detached houses with the sort of rear garden that suits a single-storey or wrap-around extension, and the original kitchens are often small and closed off. An extension that creates a bright open-plan kitchen-diner is the most common project we are asked for here.

Around the older village centre and in West End and Botley the stock is more mixed, with Victorian cottages and 1930s and post-war semis. Those homes tend to need the full renovation approach: a proper survey, then rewiring, replumbing, replastering and new heating before the kitchen and bathrooms go in, and sensitive matching of materials on anything that fronts the street.

Planning

Planning permission in Hedge End

Hedge End sits in the Borough of Eastleigh, so planning applications go to Eastleigh Borough Council. Many single-storey rear extensions on the 1980s to 2000s estates fall under permitted development and need no full application, although every extension still needs building regulations approval and building control inspections, which we manage.

Botley, next door, has a conservation area around its historic village centre, and homes there face tighter rules on extensions, materials and permitted development. Eastleigh Borough Council also publishes character area guidance for Hedge End, West End and Botley that planners refer to when they assess how a proposal fits its street.
