Usually, yes. Because a refurbishment does not strip the house back to the shell, we can sequence it room by room, keeping a bathroom and a basic kitchen working throughout and sheeting off the rooms in progress. A rewire or full replaster is the exception, where a week or two elsewhere makes the work faster and the house cleaner.

Internal refurbishment work does not need planning permission unless the property is listed. Building regulations still apply to some of it: electrical work is certified under Part P by our registered electrician, a new boiler by a Gas Safe engineer, replacement windows through FENSA, and any new or altered drainage through building control. We handle all of the certification and hand it over with the keys.

A refurbishment brings a structurally sound property up to date: new kitchen and bathroom, updated electrics and heating, replastering where needed, flooring, doors and decoration, without changing the layout or stripping the house back to the shell. A full renovation goes further, with structural work, a complete rewire and replumb, and often an extension. Many projects sit in between, and at the survey we tell you honestly which one your house actually needs.

A single room takes one to three weeks. A whole-house refurbishment of a typical three-bedroom home runs six to twelve weeks on site depending on scope, with kitchens and windows ordered before we start so nothing waits on a delivery. You receive a written programme with every stage dated and weekly updates on site.
